Making sure your real estate transaction runs smoothly from start to finish is, in a nutshell, what a closing coordinator does. From the moment the contract is ratified between buyer and seller, the agent brings the contract in-house and the coordinator takes over. They are the client’s liaison with everyone involved in the transaction; agents, mortgage broker, home inspector, termite inspection, etc.   

It is the responsibility of the Closing Coordinator to be in constant contact with your lender to make sure the loan process is running smoothly. A Closing Coordinator schedules all inspections (home & termite) should they be needed, and makes sure they are done before agreed upon deadlines. The relationship between the agent and closing coordinator works seamlessly and all emails are copied to the agent regarding anything that has to do with the transaction as it progresses toward closing.

Having a Closing Coordinator gives clients peace of mind, while also freeing up the agents to focus on their clients and negotiations rather than managing all of the time-consuming details. And, if there is a question or problem that the coordinator doesn’t know the answer to, they will work diligently to get the answer for you.  After all, an experienced Closing Coordinator is a valuable addition to the team, so it’s important to ask your agent who on their team handles all the details after you go under contract.
